What Utilities are Included?
There is an Aqua Water water line in front of the property, however, Seller has not verified its potential use for the property. Buyer to verify with Aqua Water. If the line can be utilized and Buyer wishes to use Aqua Water, Buyer will need to have a water tap installed. Cost is ~$6,500 for Aqua Water to install a water tap and meter and then Buyer will need to additionally run the water line from the water tap to the homesite (cost determined by Buyer’s chosen homesite). Buyer to verify. As another option, due to the the property being over 3 acres and ~900’+ deep, Seller recommends Buyer consider installing a well. The cost of a well is ~$16,000, but then water usage is essentially unlimited forever for only the cost of electricity to run the well pump. Installing a well is a good option for larger properties like this as the entire property can be irrigated without paying for monthly water usage. Electricity is available through Bluebonnet Electric. An electric line runs over the property, so Buyer can easily have Bluebonnet drop an electric pole where desired. Cost for a pole is ~$2,000, but will depend on Buyer’s desired location for pole. Buyer to verify.
