Fully secluded 3.95 acres with a cleared homesite the overlooks a gorgeous pond. Massive Oaks with 40″+ trunks are perfectly set along the bank of the pond (and what would be in the front yard of your home) with massive limbs ready for a lover’s swing. The driveway curls around your beautiful pond while large Oak trees spread their limbs overhead in a continuous canopy. The entire property is covered with huge Oaks that stand above the other trees in the area. Perfect location for your manufactured home, site-built, modular, barndominium, or tiny home. No singlewides. Up to 3 homes allowed on property by Deed Restrictions. Have your loved ones build on your Property as well. A perfect spot for quiet, with a nearby Dollar General for basic groceries/ conveniences and only 10 minutes to all of Lockhart’s restaurants, the HEB, and its entertainment. Collect fresh eggs from your chickens every morning/ raise some sheep… and still be able to go into the office in Austin if you need. County maintained road. Just minutes from Lockhart. Potential driveway cleared from Tumbleweed along left side of property. Property is probably best with a well due to the property being set back 1200′ from the road, but Buyer could see if public water is available as there is a large 6″ water line in front of the property on Tumbleweed Trail. Electric available. Buyer to verify availability of all utilities and building codes. Septic needed. Buyer to get survey. Light deed restrictions in documents to protect property values. Deed Restrictions provided below. SELLER FINANCING AVAILABLE (See Seller Financing Section Below)

What Utilities are Included?

There is an Aqua Water water line in front of the property, however, Seller has not verified its potential use for the property. Buyer to verify with Aqua Water. If the line can be utilized and Buyer wishes to use Aqua Water, Buyer will need to have a water tap installed. Cost is ~$6,500 for Aqua Water to install a water tap and meter and then Buyer will need to additionally run the water line from the water tap to the homesite (cost determined by Buyer’s chosen homesite). Buyer to verify. As another option, due to the the property being almost 4 acres and ~1,200’+ from the street, Seller recommends Buyer consider installing a well, which would eliminate the cost of running the water line from the street to the homesite. Also, while the cost of a well is ~$16,000, the water usage is essentially unlimited forever for only the cost of electricity to run the well pump. Installing a well is a good option for larger properties like this as the entire property can be irrigated without paying for monthly water usage. Electricity is available through Bluebonnet Electric. Buyer will need to extend electric from the adjacent lots and have Bluebonnet drop an electric pole where desired. Utility easements are already in place to extend the electric to this property. Cost for a pole is ~$2,000, but will depend on Buyer’s desired location for pole, any tree clearing, and the length of the extension. Buyer to verify.
